PROPERTY FINANCE

Property finance and mortgage broking

Home loans can differ in interest rate, fees, repayment structure, offset and redraw features, fixed or variable periods, portability and other conditions. A lender’s assessment can also consider income, living expenses, existing liabilities, deposit, credit history and the proposed property. Borrowing capacity is not the same as a guaranteed approval or a comfortable long-term budget.

An appropriately licensed mortgage broker can compare suitable loan options, explain lender requirements and help you prepare supporting information. Ask about the broker’s licence, fees, referral arrangements and the scope of their service. Before committing, obtain independent advice and review the final loan documents carefully.

First home buyers

Start with a realistic budget that includes the deposit, transfer duty or concessions, conveyancing, inspections, insurance, loan costs and ongoing ownership expenses. Pre-approval can help you understand a lender’s initial view, but it is not unconditional approval and can expire or change.

Queensland’s First Home Owner Grant is for eligible new homes and is separate from other home-buyer schemes. The Queensland Revenue Office currently lists a $30,000 grant for eligible new-home transactions signed on or after 20 November 2023 and a home value threshold of less than $750,000. Eligibility, dates and conditions can change, so check the Queensland Revenue Office eligibility page before relying on it.

Refinancing and investment property finance

Refinancing may involve an application, valuation, discharge fees, establishment costs, break costs and a new assessment of servicing. A lower advertised rate does not automatically mean a lower overall cost. Compare the whole loan, including fees, features, repayment type and the effect of changing from fixed to variable terms.

Investment lending can involve different loan structures, interest treatment, deposit requirements and servicing considerations. Rental income may be assessed differently from employment income, and ownership through a company or trust can have additional implications. Seek advice from an appropriately qualified finance and tax professional before making a decision.

Queensland conveyancing

Conveyancing covers the legal and administrative work involved in transferring property. A conveyancer or solicitor may review the contract, explain conditions, order searches, check title matters, coordinate signing and manage settlement requirements. In Queensland, the contract and property circumstances determine important rights and obligations, so buyers and sellers should obtain advice from their own legal representative.

Before signing, ask who will act for you, what is included, what searches are recommended, how communication will work and what fees apply. A real estate agent can facilitate the transaction, but an agent is not a substitute for independent legal advice.

Buying and selling with professional support

A property transaction often involves the seller, buyer, real estate agent, mortgage broker, conveyancer or solicitor, lender, insurer and building or pest professionals. Clear roles help avoid misunderstandings: the agent communicates with the parties and markets the property, the broker assists with finance, and the legal professional advises on the contract and settlement.

We can help coordinate practical communication and introduce clients to independent professionals where appropriate. Each professional operates under their own engagement terms, responsibilities and fees.

The relevant third-party professional provides the financial or legal service directly and will explain their own qualifications, scope, fees, privacy arrangements and engagement terms.

We do not promise finance approval, a particular interest rate or a particular legal outcome. You remain free to choose your own adviser and should obtain independent advice that is appropriate to your circumstances.
